Main Apartment Features
01. All door frames will be made of Teak chamble/ Mehguni or equivalent wood.
02. The main entrance door shutter will be made of solid Mehgoni wood and it will be provided with check viewer, Apartment number with decorative plated with logo, Door handle, lock.
03. Internal doors shutter will be made of strong veneer flash door Hatil / Partex.
04. All toilets will have RFL/ Partex PVC door frames and shutters.
05. Verandah door will be solid PVC or Thai aluminum sliding.
06. Mortised lock / hook on all doors.
07. Floors will be homogeneous tiled
08. Smooth finished plastic/ Distemper paint on walls and ceilings in soft colors.
09. Sliding windows will be completed with Aluminum section and 5mm Color glass, mohair lining and rainwater barrier and fly proof netting provision in Aluminum section.
10. Safety grills will be provided for windows.
11. Concealed electric wirings, intercom lines, gas lines and water lines etc.
12. TV antenna line provision in master bedrooms and living room will be concealed.
13. Electric switches, plug points and other fittings will be Energy Pac /MK type.
14. All cable will be made of BRB/ Super sign/Paradise or equivalent.
15. Power points for air conditioner will be provisioned in master bedrooms and living rooms (depends on DESCO rules).

Bedrooms, Bathrooms & Kitchen
Bedrooms will be of proportional size. The master bedroom will have attached bathrooms. All attached bathroom will have Combicloset , Basin and all common bath room will have Pan, Lowdown, Basin of RAK /Fahim or equivalent brand. All Main floor tiles size will be 16’’x16” of RAK/FU Wang /Mir/ equivalent.

Bathroom Features
01. RAK / Fahim or equivalent Combicloset, Basin as per the availability or choice of developer in all attached bathrooms. Bathroom floor tiles will be 12'' x 12'' and walls tiles will be 8'' x 12''.
02. Pan, lowdown and basin will have in common bathrooms.
03. All bathroom floors walls will attractively tiled up to full height.
04. Shower area in other bathrooms.
05. Mirrors in bathrooms.
06. Good quality local chrome plated fittings like Haibali, Nazma or equivalent.
07. Push shower will be high quality UPVC /plastic in all bathrooms.
08. Hot and cold water lines will be concealed in master bathrooms.
09. Separate plug points for geyser provision.

Kitchen Features
The Floors will be tiled with 12” x 12” size homogeneous tiles. All walls will be 8” x 12'' size tiled up to 7 feet height.  The working platform and burner shelf will have Tiled. A stainless steel sink and a down wash area in the kitchen for washing pots and pans. 
01. Platform along one wall at 3 feet height from floor level will be made of concrete with tiles work top.
02. Double burner gas outlet over concrete platform for supporting burners.
03. Up to 7 feet tiled walls in the kitchen.
04. One high polished counter-top stainless steel sink.
05. Down wash area in the kitchen to wash pots and pans.
06. Exhaust fan provision suitably located.
